Common Area Maintenance

Day-to-day upkeep of shared spaces: landscaping, snow removal, parking lots, lighting, common-area cleaning, and seasonal repairs. We coordinate routine maintenance schedules and respond to issues as they come up.

Financial Management & Accounting

Monthly financials, annual budgets, reserve fund management, dues collection, and audit support. We track every dollar in and every dollar out, and present it to your board in plain language.

Reserve studies are reviewed annually to ensure the association is funded for capital projects. Bank reconciliations happen monthly. Your auditor gets clean books.

Board Support

Meeting attendance, agenda preparation, minute-taking, governance guidance, and document management. We help your board run effective meetings and stay compliant with your governing documents.

When disputes arise (between homeowners, with vendors, or over interpretation of bylaws), we provide measured guidance and document everything for the record.

Vendor Management

A vetted network of insured, licensed contractors covering landscaping, snow removal, plumbing, electrical, HVAC, roofing, paving, and capital projects. We solicit bids, verify insurance, and oversee work quality.

For larger projects, we manage the bid process from RFP through completion, with multiple competitive proposals presented to the board for selection.

Compliance & State Regulations

New Jersey condominium and HOA law evolves. We track changes, interpret your governing documents, and help boards stay aligned with state requirements, including annual filings, election procedures, and disclosure obligations.

When your association needs legal counsel, we coordinate with attorneys who specialize in NJ community-association law. We don’t practice law; we make sure the right people are at the table.

Homeowner Communications

Notices for assessments, board meetings, rule changes, and community updates. Sent through email and mail as your governing documents require. Bilingual options where appropriate.

Online Payments & Autopay

Homeowners pay dues by credit card or ACH bank transfer through Stripe Elements. PCI-DSS compliant. Optional autopay enrollment with monthly receipts and email confirmations.

Each association’s funds flow into its own Stripe Connect account: fund isolation by default. Boards see real-time payment status and adoption metrics through the admin portal.

Annual Meetings & Elections

Quorum tracking, ballot preparation, election oversight, and minute preparation for annual board meetings. Notice timelines tracked against your bylaws.

For contested elections or special assessments, we manage the process end-to-end, from notice through tabulation, with the documentation your board needs to defend the result.
